Each villa includes sleek MODENA kitchen appliances, handcrafted terrazzo countertops, and palimanan stone tiles around the pool for safety and beauty. A galam glam wood pergola adds warmth and strength, while textured plaster, limestone exteriors, and ceramic floors offer a clean, tropical feel. Sundecks use certified eco wood for a durable, natural finish—every detail is chosen for long-lasting comfort and value.

The Calculation​

We estimate that your investment in the project will generate an annual return of 14% over a 26-year period. This means your initial investment would be fully recovered in approximately 7 years, giving you around 19 years of passive income to enjoy. Below, you’ll find a summary.

1. Rate per night (210 USD)

A $210 per night rate for a two-bedroom villa is realistic based on market trends. Premium villas in the area typically rent for $180 to $300 per night, depending on design, amenities, and location. ​

2. Occupancy (80%)

An 80% occupancy rate is also achievable. Echo Beach has seen record tourism growth, with peak seasons (June–September, December–January) reaching near 100% occupancy.

3. Management Commission (15%)

Covers all day-to-day operations, guest check-ins, and overall villa management. The management company ensures smooth operations, from handling bookings to maintaining high guest satisfaction.

4. Sales Commission (15%)

Paid to booking platforms like Airbnb, Booking.com, and travel agents to attract guests. Ensures a steady flow of renters without requiring you to market the villa yourself.

5. Maintenance, Electricity & Staff (15%)

Covers ongoing costs such as electricity, water, internet, cleaning, pool maintenance, and staff salaries (security, housekeeping, etc.). Keeps the villa in excellent condition for guests.

The Progress

Land preparation is in progress. Once four villas are booked, we’ll start construction of the entire project—including all eight villas and the shared common areas. This section will be updated regularly with the latest developments.

As shown in the 3D simulations, we’re raising the land at the back by approximately 4 meters. This ensures a proper level relative to the neighboring property and supports effective water flow toward the drop-off pump area.

The Timeline​​​​

Construction starts once four villas are sold, kicking off a 12-month timeline. Buyer payments are split into 12 equal installments, each tied to a construction milestone. Payments go into a shared escrow account and are released only after third-party inspection and joint approval, ensuring transparency and accountability.

The Warranty​​​

At PT Vilmar, we partner with trusted builder PT META to deliver high-quality villas, each backed by a 12-month warranty that covers the structure, roof, waterproofing, and all mechanical, electrical, and plumbing systems—including air conditioning, water supply, fixtures, built-in furniture, and finishes. The pool and pump system are also covered, giving you peace of mind and long-term value from day one.

The Permits​​​

We handle all permits and legal requirements for you—from the registered building permit (PBG) to the final SLF certificate—ensuring full compliance with Indonesian regulations. In partnership with CV Bali Expat Consulting, we take care of every step, so you can enjoy a safe, worry-free, and legally secure investment from day one.

The Ownership​​​

In Bali, foreigners can legally own villas through a leasehold agreement, which grants the right to use the land for 25–30 years, often with the option to extend for another 25+ years at market value confirmed by three independent agents. The land remains owned by the original landowner, while the developer leases it and then subleases or transfers the master lease to you.

 

The process begins when you choose your villa and sign a Memorandum of Understanding with the developer, along with a deposit. A notary then conducts due diligence to verify the master lease and ensure the sublease is legally binding and clear of disputes. After the villa is completed and final payment is made, you receive your leasehold certificate and the keys to your new home.

The Legals​​​

To ensure transparency, security, and a smooth experience throughout your villa journey, we've structured a few simple agreements—each with a clear purpose and designed to protect your interests:

Agreement 1: Cooperation Agreement

A three-way agreement between you, PT VILMAR, and PT META that lays the groundwork for the project. It outlines our shared goals, roles, and responsibilities to ensure clear communication and smooth collaboration from start to finish.

​

Agreement 2: Land Lease

Between you and PT VILMAR, this agreement covers the land lease. It includes details like how the lease works, what happens if you want to transfer it in the future, how payments are structured, and how the shared spaces (like common areas) are managed.

​​

Agreement 3: Construction

Between you and PT META, this one focuses on the construction of your villa. It clearly lays out the building timeline, what’s included, and when payments are due—so you always know what to expect.​

The Tax​

Your tax obligations depend on how you own the villa and where you reside. If you own the villa personally, Indonesia applies a 10–15% tax on net rental income, and you may also need to declare this income in your home country (e.g., Australia). However, countries like Australia have a double taxation agreement with Indonesia, so you won’t pay tax twice—you’ll receive a credit for taxes already paid.

 

If the villa is owned through a PT PMA (a foreign-owned company in Indonesia), rental income is taxed under corporate tax rules at 22% on net profit after expenses. This structure can be beneficial if you intend to reinvest earnings locally rather than take them out as personal income.
